This is the most common financing alternative to bonds and loans. Payments are generally level and are tied to the useful life of the equipment In addition; a tax-exempt lease/purchase agreement does not constitute a long-term debt obligation because of the non-appropriation language included in the agreement. The agreement limits the payment obligation to the current operating budget period of the lessee. In case the future funds are not appropriated or submitted, the equipment is returned to the leasing company. All the lease manufacturer’s warranties are passed to the Lessee under this agreement only.

When signing a municipal lease, make sure that the agreement and all the exhibits are properly executed. However, there is a chance that a particular department or agency may be exceeding their authority when executing a document.

Municipal leasing agreements are used to finance everything from highway equipment, fire rescue, telecommunications systems, and emergency equipment to jail cells. They are ideal for every type of financing, major being the energy and water projects. The voter referendums can be easily avoided as the approval process for a lease is generally much easier, faster and ultimately less expensive than issuing a bond.

Leasing is a most viable and financially sound option for many municipalities to overcome their revenue shortfalls so as to provide quality public services.

IT’S NOT THE ROLE OF THE FEDERAL GOVERNMENT TO CREATE JOBS AMERICA!!!!!!!!!!!

AMERICANS must regain their resilience and move the economy forward. It’s not the role of the Federal Government to create jobs. That’s a job for the people. Government can only set the stage by creating as level a playing field as possible, create incentives, assistance and any necessary catalysts with which to engage those with the entrepreneurial spirit to take action. After that point it up to every well thinking ambitious American with this Country’s interest at hart, to assume their responsibility and not sit around like some third world people who are lacking the education, the skills and or the opportunities glaring at them for self- empowerment. Waiting? What are Americans waiting for? If and when we force government to begin to think, plan and do for us, what we can do for ourselves, we are really asking to be treated as third world citizens existing, not living, under the heavy thumb of elected tyrants, who take it for granted that they may ignore what the people really want in the interest of paying lobbyists simply because we have surrenders our independence.

May be; just may be, one day soon, very soon, since we certainly can’t stand to wait, we will all come to the very clear realization that it’s not the role of the Federal government to solely fix the economy. Americans like most free loving people don’t want to see the FEDERAL Government or any other government for that matter become so involved in our lives that the line between freewill and freedom becomes merely an academic exercise, and not one we experience in actuality. A portfolio of stocks and shares is a standard investment strategy that exactly fits the bill in the search for a source of passive income, which is generated from the annual earnings payout from the shares. I am not a professional advisor, so this is just a personal opinion, but I do not think that a buy-and-hold portfolio is a safe strategy for your hard-earned cash right now.

If you are going to invest in the stock market, I believe you need a much more hands-on approach than buy-and-hold. Even so, a few hours portfolio management per week beats a full-time job. With a more active approach, investing in the stock market can be a wealth-building programme, not just a place to park your existing funds with a view to a slightly better return than the banks will produce.

There are many different approaches to managing your investments rather than buy-and-hold. One area worth looking at is options trading – when you buy options, you are not acquiring the stocks themselves, you are buying the right to make an agreed trade at some point in the future. This can be used when the stock values go up OR down, by buying the right kind of option. There are 2 basic kinds of options:

Call options – these give you the right, but not the obligation, to buy shares at an agreed price on or before an agreed expiry date. If the actual price of the shares rises above the price agreed in the option, then the holder of the option can make a profit by buying the shares at the option price, and immediately selling them at the higher market price. But there is no need to do this buy/sell transaction, since the option itself has an intrinsic value in this situation and can itself be traded. If you pick up a newspaper, go online, listen to the radio or watch television these days, it’s hard not to catch a commercial for gold. They make some enticing claims:

“Gold has tripled in value since 2000…”

“It’s a safe haven for investors…”

“It’s outperformed the stock markets…”

“…and it’s never been worth zero.”

Historically, most of these facts are true. Go back far enough, before we placed a value on it as a commodity, it was actually worth zero: it had no value. Demand for gold – once upon a time – was so low compared to the abundance of it just ‘lying on the ground’ that it really had little or no value to anybody. Even as early as the Gold Rush, many prospectors found it lying above ground.

Here are some other very interesting facts about gold:

“You can’t eat it…”

“You can’t use it for heat…”

“You can’t make particularly good, warm clothing from it…”

“And, on occasion, governments have compulsorily recalled it.”

Therefore, in a world where the dollar is increasingly less stable and economies are still extremely wobbly, stimulus plans in the trillions of dollars are proving ineffective, unemployment is increasing at an alarming rate, and the civilized world is potentially headed back to the Stone Age, what does this all mean?
